The project began in 2016 as THE DESIGNFIRE was engaged in providing full architectural documentation packages for the new residential development for the super lot at 61 Grove Road.
An approved Resource Consent was complete, and challenges quickly surfaced. Splitting the site into three stages helped clarify what was needed from every consultant on board. Working closely with Auckland Council, structural and other engineers, each unit was redesigned from steel to timber framing, adding fire compliance while maintaining the clean weatherboard finish across all 61 Grove developments. The result was 7 unique house plans with single garage spread across 52 units which we prepared as completed packages ready to lodge.
THE DESIGNFIRE was engaged by our client to complete construction documentation based on the earlier design and managed the building consent to completion.
This project was completed without any significant constraints, and the building has been successfully handed over to the satisfied client.
Throughout the year, clients would walk in with the individual lots with the plans attached and engage THE DESIGNFIRE for Building Consent lodgement. As expected, many clients came wanting to further personalize their new property. Some wanted to re-use the steel frame, while others required redesigning the top floor to cater for their family. THE DESIGNFIRE was able to cater to each of the client’s individual briefings, making sure the plans reflected exactly what was required and beyond expectations.
Today, many units have satisfied families already moved in, with the rest on the way and finishing by 2020.
With a job well done, many clients came back satisfied and referred THE DESIGNFIRE to their friends and family in their own projects across New Zealand.
